Some of us are expatriates and long-term residents who have relocated themselves and exactly understand the needs of the Expatriate whether Property Decoration Style, Furniture Style, Heating & Cooler System, Pure Water System, Sports and Gymnastic facility, School and Kindergarten, Finding a cleaner or Renting car etc.

Our services specification is as follows,

 

 1, Initial Contact, Support and Preparation

--To give the customer an overview of life in Shanghai and property information.

 

Send and enquiry form to the customer in order to obtain all the necessary Information.

Prepare initial property recommendation according to the requirements of the customer.

Send the property information to the customer via email, website link, EMS, telephone and face to face meetings.

Answer the questions from the customer about property or other information.

Prepare the route of showing property, school, shopping, hospital etc. in written and sent the schedule to the customer.

 

2, Orientation Service

--Reducing uncertainty, creating familiarity and addressing concerns: Our program allows an organized entry into Shanghai and new culture with all its challenging qualities.

 

Hotel reservation and Airport/hotel pick up will also be provided if needed.

Welcome at the hotel (The customer will receive our magazine “Welcome to Shanghai” and map of Shanghai marked properties, schools and the customer’s office.)

An overview of geography, culture, education opportunities, life style and community resources.

Area orientation’s coverage based on time allocation such as Shopping, Health Care, Bank, Post office, Restaurant, Bar, Art Gallery, Religious place, Language School, Subway line, Sight Seeing places.

Preview of Schools/Kindergartens.

Sampling of housing options in selected areas.

 

3, Home Search and Residential Real Estate Service

-- Our relocation consultant conducts these services, which ensures that all knowledge from the orientation experience is carried through to the home search. The integrity of the home selection and negotiation

 

processes benefits the tenant in terms of breadth of housing options and final rental prices.

Show appropriate property options with amenities and within budget until an appropriate property is identified.

Professional opinion on property suitability and quality.

Consultation on schools and hospitals and transport routes.

Floor plans and photographs of requested properties.

Backup list of accommodation alternatives if required.

Submit a written offer to the landlord, which is in compliance to the customer’s company policies and meets the requests of the customer.

Negotiate the best possible lease terms.

Issue an Offer Letter list the discussed terms to tenant and landlord.
Provide professional lease contract preparation.

4, Lease Negotiation & Finalization

-- The purpose of this program is in the occasion when the customer has already chosen a property and SPC is facilitating a lease negotiation and signing, to ensure the best interests of the customer.

 

Liaising with the customer or the customer’s company HR for necessary details.

Negotiate the best possible lease terms based on the customer’s requirements and company’s policy.

Liaising with the property owner or property developer for draft Tenancy Agreement and Inventory list to the customer appointed legal advisor for review.

Work with the client’s appointed legal advisor and HR Manager to arrange for the Tenancy Agreement to be signed, payment prepared and delivered to the landlord.

Follow up with the landlord on property handover and check-in date.

 

5, Settling-in Service

--Designed to provide familiarization with the immediate area and facilitate a smooth start.

 

Review the property, list all of the problems in the property and follow up the landlord to finish them before hand over date.

Assist with setting up telephone, broadband and satellite TV services.

Pre-handover inspection of furnishing, cleaning status, electrical, gas, water supply even floor heating system or wall heating system and coolers.

Accompany purchasing and bargaining for furniture, curtain and lamps.

Furniture delivering arrangement, curtain installation arrangement.

Prepare the inventory list after new furniture delivered.

Handover day, on-site recording of electricity, gas, and water supply meters on handover check-in list.

Inspection and inventory of furniture and electrical appliance.

Accompany registration to the local police station, obtain temporary residence permit.

Handover Welcome Card with 24H hotline and the customer’s family name card with brief map of property location.

Assist with setting up bank accounts, insurance, telephone, broadband, mobile’s domestic number services.

Provide accompanied visits to local market and shopping centers.

Provide information on practical aspect of life.

Provide maid’s information through the maid’s agent and arrange the interview.

Provide pet information such as veterinarian, animal hospital/ clinic.

  

6, After Sales Service

It is to assist the tenant to solve the problems of the house such within the lease term.

 

Follow-up call confirmation the customer’s satisfaction after move-in.

Promptly respond to any special requirements of our customers with efficient quality service.

Mediation between tenant and landlord.

Services related to lease renewal.

Maintain a computerized Corporate Contract Management Chartincluding tenant and landlord information, rent, payment date, lease term, deposit status, renewal status ).

Solicit feedback from clients in order to make improvements in our services.

  

7, Departure Service

It is to effectively and efficiently return the assignee or the client to his/her home country or to another destination. A key benefit of the program includes the negotiation for the return of the security deposit.

 

Termination notice to landlord in written.

Inspection of inventory, furniture content and property condition.

Prepare all documents including furniture inventory list/handover check-out list.

Settle an early termination agreement with tenant and landlord signed by both parties and Deposit negotiation with landlord in case of early termination.

Coordinate cancellation of club memberships.

Arrange hotel for temporary accommodation until date of departure.

Assist with deregistration with local authorities.

Coordinate disconnection of utilities, phone, cable, etc.(advise if expat must do themselves).

Coordinate final bill payments.

Conduct the check-out inspection and handover / fill-in all documents.

Filing all check-out documents and photos as legal support in case of distributes arises.

Deposit Retrieval.

  

8, Tenancy Management

 

Provide assistance with questions about tenancy related issues.

Organize repairs with landlord or own network of suppliers.

Schedule and coordinate Maintenance.

Lease extension or renewal service.

24 hotline service.

  

9, Contract Management

-- Contract management ensures all legal documents are attached to the lease contract, reducing the legal risk. SPC will keep a copy of the complete contract documents package as backup for our customers.

 

During the entire tenancy period, all written communication between tenant and landlord relating to maintenance or terminations will be attached to the contract package.

A Contract Check List which includes the key factors such as name of tenant and landlord, rental/lease terms and payment structure, early termination clause and extension status will be provided, All documents sent to you has to be examined and signed by our contract management supervisor and key account manager.

Advise you of current market rates and advise for extension conditions

Inform landlord about extension intention, re-negotiate the terms

Issue renew offer letter and get confirmation.

 

10, Payment Management

--The rental payment to hundreds of landlords is a big headache to our customers, checking, signing and chopping on piles of payment application forms and debit notes every month consumes lots of time and

energy of administrative and finance department.

 

With SPC payment management service your burden will be released immediately.

Establish rent payment system for all lease contracts.

Issue payment invoice and official tax receipt to you.

Transfer on-time rent payment to respective landlords accurately.
